Geneva Launches Short-Term Rental Regulations with Online Registration System

City Manager Amie Hendrix announced earlier this month that property owners can now register through an online portal available on the city’s website. Notices have been sent to property owners with instructions on accessing the portal and complying with the new requirements.

Under the regulations, property owners must identify the rental operator and obtain a two-year permit costing $250 per unit. Permits will only be issued after city code officers inspect the properties, with inspections set to begin this month. These measures aim to ensure STR operations align with neighborhood standards. Meanwhile, the state’s first-ever short-term rental registry mirrors the city’s definition of rentals under 30 days but has yet to take effect.

Geneva’s STR ordinance, which supersedes the state’s, underwent updates to simplify compliance by removing special-use permits and aligning parking rules with residential standards. While a proposed occupancy tax on STRs was excluded due to state legislative requirements, city officials continue to advocate for parity with traditional hotels, which pay a 3% occupancy tax.
