A prominent historic structure in Penn Yan is on track for a significant revival, as plans advance to redevelop the long-vacant Struble Arcade into a mixed-use centerpiece for the village.
Dating back to 1869, the Struble Arcade once stood at the heart of local commerce, offering an early version of an indoor shopping corridor. Over the years, the building was home to a variety of tenants, from professional offices to specialty shops, reflecting the evolving needs of the community.
Developers with 43 North are now leading an effort to convert the aging structure into 16 residential units, paired with commercial space on the first floor. The project is designed to bring new housing opportunities to the downtown area while also encouraging business activity at street level.
The renovation will place a strong emphasis on maintaining the building’s historic identity. Plans call for restoring key architectural features such as the central staircase and skylight, while also undertaking extensive structural upgrades. Work is expected to include reinforcing the foundation and rebuilding sections of the roof to ensure the building meets modern safety standards.
Community leaders view the project as an important investment in the future of downtown Penn Yan. By blending preservation with new development, the effort aims to transform a long-underutilized property into a vibrant space that supports both residents and local businesses.
